It will be illegal from 2018 to sell or rent out a property with energy rating lower than E. So it's about time that you think about installing energy saving solutions to increase the energy rating of your properties.

 

It is logical to ensure that your property is energy efficient if you are looking to attract good tenants and want to keep your property in tip-top condition. Residential and Commercial

We carry out a wide range of energy saving improvements to both residential and commercial properties. Free installation of cavity wall, loft and boiler replacement can be done to all qualifying properties. There are many other energy efficient improvements that can be beneficial for your property that would cost nothing or very little.

 

Free EPC

Being a certified Green Deal Assessors we can work with you to ensure your property meets the new legal requirements. Whether you have one property or more, we can provide your properties with an Energy Performance Certificate (EPC), which can save you between £30 to £79.

 

Data Protection

Being an ICO registered company, we take into account your concerns as a landlord to protect your data. Our Data Protection Chater provides assurance that your data is protected and will not be seen by anyone other than GS Eco Solutions. We employ our own in-house assessors, which means that we are able to maintain high levels of quality and privacy. Once the work has been completed, your data will be securely destroyed upon request.

 

ECO Schemes

You can use ECO Schemes, as a landlord or agent, to help finance the improvements and you can also benefit from a saving in tax.

Green Deal in a nutshell

 

A Green Deal loan is paid through the energy bill, which means that probably this is paid by your tenant and therefore you need their permission to carry out improvements using Green Deal funding.

 

Your tenant needs your permission to use the Green Deal Plan to make energy saving improvements, at the moment you can say no, but after 2016 as a landlord, you won’t be able to refuse your tenant and they will be able to go ahead whether you want them to or not.

 

If you have a Green Deal on a property you own, you must inform any new tenants and it would be a good idea to include this fact in the tenancy agreement, so that there is no confusion. You must also supply them with a copy of your Green Deal Assessment, which is the Certificate of Energy Performance and the energy saving recommendations.

 

 

ECO in a nutshell

 

An ECO Grant will cover some of the expense of solid wall insulation, which can be carried out on the exterior or the interior of your property. Although it won’t cover the whole amount, the balance should be recoverable through the Green Deal, which means it comes off your tenant’s energy bill. You will end up paying nothing at all or very little towards making your property energy efficient, making it more attractive to tenants and easier to sell.

 

 

Tax Savings

 

You can save up to £1,500 every year in tax, per bedsit, house or flat that you rent out with the Landlord’s Energy Saving Allowance. Even if you don’t own the property outright because you share the ownership, you can still claim for your share.

 

Holiday accommodation and properties with the ‘Rent a Room’ scheme are not eligible for the Energy Saving Allowance.
